This stylish one Napa designed by acclaimed architecture firm Cutler Anderson, the home combines urban privacy, modern architecture and a 22.58-acre vineyard known for its top-notch Cabernet Sauvignon and Petit Verdot grapes.
It’s the kind of California wine blend that both city dwellers and out-of-town buyers often look for when house hunting, said listing agent Cyd Greer of Coldwell Banker Brokers of the Valley’s St. Helena office.
“These are people who are looking for a very high-end architecturally significant home with a lot of privacy, while also wanting a high-end profitable winery,” she said. “This property has all three.
The home on North Third Avenue, which is known as the Meteor Vineyard Estate, is in the original 19th-century settlement of Napa founder Nathan Coombs, Ms. Greer said.

“This is and vineyard,” she said. “This is the best vineyard in the Coombsville AVA. It’s called the Grand Cru of the Coombsville region.”
She declined to release any numbers, but said the vineyard is “excellent in terms of profitability.”
Architectural and design features include wood paneling and flooring, cedar shingles, large expanses of floor-to-ceiling wood windows that allow views of the mountains and vineyards – and flood the rooms with natural light. There are also ceiling heights of nearly 40 feet, programmable shades, Douglas fir beams, skylights and butterfly-shaped metal roofs that channel rainwater into two-story waterfalls above a koi pond.
Dramatic two-story foyer opens to formal living room and dining room with double-sided gas fireplace and French doors to deck and dining deck. The oversized office has a media storage island, built-in cabinets, and expansive worktops.
The eat-in kitchen features GeoCrete countertops with decorative inlays, carbonized bamboo cabinets and trim, a butler’s pantry, and Sub-Zero, Gaggenau and Miele appliances.
Upstairs, the master bedroom is equipped with a built-in beech wardrobe, a fireplace, a living room, a study, a safe, two balconies and a bathroom with a bathtub. In addition, the east wing on the second floor has two guest bedroom suites, each with its own balcony, and a game room with additional sleeping space.
The lower level includes a nine-person theater, a 1,250-bottle wine cellar and a tasting room with a fireplace. In the west wing of the house there is a gym and yoga studio and a lower level guest or au pair apartment.
The three-bedroom guest house has a terrace overlooking the property’s heated plunge pool and vineyard, and is connected to the main house from the west wing by a 130-foot cedar walkway.
The property also includes a grove of valley oaks with a 500-year-old tree, Ms. Greer said. “Valley oaks have a beautiful spreading habit. They are very iconic in Napa.”

The 11,600-square-foot main house has four bedrooms, five full bathrooms and two partial bathrooms. The 1,270-square-foot guest house has three bedrooms, two full bathrooms and one partial bathroom. There is also a 380 square foot studio. The lot measures 34.24 acres.
